Four primary causes of moisture buildup in crawl spaces are discussed below. Please note that methods vary based on whether or not you have a vented or a sealed crawl space:

1.) Outside Air Coming Through Open Vents

In the past, builders believed that adding vents to the foundation could help dry out crawl spaces and prevent moisture issues. However, studies have revealed that these vents can be counterproductive. Vents allow hot, humid air and water to enter the crawl space, which causes mold, fungus, and rot.

To solve this problem, it's best to seal the crawl space vents to prevent outside air from entering. A vapor barrier should also be placed on the crawl space walls and floor to keep water and moisture from penetrating the foundation walls and seeping up from the soil or concrete floor.

 

2.) Exposed Dirt

Moisture levels in the crawl space air are increased by uncovered soil in the crawl space, which is always damp. The moisture evaporates from the soil and rises up into the crawl space as water vapor.

A vapor barrier should be installed over the dirt floor to prevent water vapor from escaping into the crawl space.

 

3.) Groundwater Leakage

Water from the soil around the foundation can enter the crawl space in several ways, such as under the footing, between the footing and the walls, through block walls, or through cracks in concrete walls. The water then accumulates in puddles on top of the vapor barrier or on the exposed soil before evaporating into the air and the house.

To prevent water from pooling on the crawl space floor, a perimeter drainage channel and sump pump should be installed in the crawl space. It is also necessary to ensure that the gutters and downspouts are clean, and the grading around the house is appropriate to prevent water from entering the crawl space.

 

3.) Plumbing Leaks

Water from a leaking drain or water supply pipe can form puddles on the crawl space floor and cause fiberglass insulation to become damp. Standing water and increased moisture can cause mold, rot, and attract pests.

If there is water beneath the tub, shower, toilet, or any other plumbing fixture, or if you notice dripping water inside the crawl space when water is being used in the house, call a plumber to fix the leak. A vapor barrier can also protect against wet dirt and moisture caused by plumbing leaks. Some building codes require the installation of a sump pump in a sealed crawl space, so it's best to consult with a crawl space contractor in your area.
