Hi, my house is currently under contract to sell. We just had a private home inspection by the potential buyer and we were notified that we have a water/moisture issue in our crawlspace under our house that the buyer wants remedied before they commit to buy the house. Here is a full breakdown of the issues we're looking at (this is direct from the home inspection report): 1. Foundation Wall And Floor Conditions • The crawlspace was inspected from the opening only due to wet conditions and standing water on the floor. This water should be properly removed with a drainage system. • The Crawlspace floor is predominately uncovered dirt floor construction. This condition will allow moisture from below to come up through the soil and cause deterioration to the structure above. ****Requesting a qualified contractor to place a vapor barrier in the area. • Active leaking is noted in the crawlspace. This condition is indicative of an exterior water issue that the foundation cannot contain. This will also accelerate deterioration of the foundation components if not addressed. ****Requesting a qualified waterproofing contractor to remedy this problem. • Standing water is noted in the area of the sump pump. The sump pump appears to be ineffective in removing water and should be evaluated and repaired. ****Requesting a qualified contractor to repair the sump pump and remedy the standing water problem. 2. Floor Structure Condition • The home floor structure was built using conventional joists. • Mold-like bio growth staining observed on the floor joists insulation. The subfloor was not visible. This is due to high humidity in the area. ****Requesting a qualified contractor to correcting the moisture intrusion and humidity problems in the crawlspace. Professional testing to confirm and removal of the organic substance. 3. Foundation Insulation Condition • The foundation area was insulated with foil-backed fiberglass batts. • The insulation in the crawlspace is installed upside down with the vapor barrier facing the unheated portion of the space. This condition allows condensation to form within the insulation cavity and may lead to deterioration of the floor system over time. ***Requesting a qualified contractor to remedy this problem. -That's the list. So, we're trying to figure out what we need to do to cover all those issues and how much it would cost. We're also looking at a 11/26/18 closing date, so we need to have whatever work we can have done as soon as possible. Otherwise, the closing date and sale of the house itself may be in jeopardy. The main issues are a sump pump repair/replacement, a vapor barrier, a moisture/humidity guard, foundation waterproofing, insulation repair/replacement and removal of any mold that may be present under there. The crawlspace itself is a approx. 31' by 21' rectangle under the full length of the house, which is a standard two-story home. Access to the crawlspace is from outside the home along the side of the house via a simple hinged door. There's about 5 feet of height under there. We've had plumbing work recently to replace our water supply lines with new PEX lines and a couple gas lines were also replaced in the past year. So, we're pretty sure all the water and moisture issues down there are related to rainwater/runoff not being drained or diverted or blocked. So, yea, we're kinda under the gun here and we're trying to make the buyer happy so they'll be content with the crawlspace being in decent shape. We're asking for an estimate and ideas on how to approach this. It if turns out it'll cost more than we can afford, we may have to delay the sale of our home, which we really want to avoid. We're also contacting other companies in the area to see what they can do for us also. Please let me know if this is something you guys can take care of in two or three weeks at the most and how much we're looking at in terms of total cost. Thank you. -Eric

I recently moved into 5113 Elvena Avenue and had hoped to have a 100% dry basement (yeah...right, in NJ?? way!).. The basement has a sump pump which works irregularly when set to auto mode, but works well when ran manually. I have had two major instances of intrusion, one from the sewer main backing up and another from the sump pump not kicking off and water filling the floor. I am a musician and would like to use the basement as a home recording studio / rehearsal space. I have tried to create my own sub floor and recently completed insulating the ceiling throughout the entire basement. I don't have a lot of $$ to put into the basement but would like a quote and some expert insight on what I can or cannot do to get my basement as dry as possible. The basement had a mold issue prior to when we purchased the house but has since then been remediated. I have a strong allergy to mold and need to also keep that to a minimum.
