Our home was built in 1884 and when it rains, we have water seeping into our basement. We have 1 sump pump but it is not located in the lowest point in the basement so it is not able to keep up with the water. We are also concerned about the damage that the water is doing to the foundation walls.

I have a home in Ocean City with a crawl space. The crawl space has a sand floor which had been dry for many years until 2015 when I needed to have a sewer line replaced. After that, I have noticed the sand is always very wet/saturated. Something was obviously disrupted after the sewer line was replaced. I called the company back in to check this issue, but they claim their work did not cause this. I have had my plumber check it several times - he cannot find the cause. I have vents & a plastic "vapor barrier" which I pulled back to allow the wet sand to dry. I will be back in OC Labor Day weekend. Thank you.

We purchased a home in OC, NJ in the Fall and have done lots of repairs and remodeling. The last job is for the crawl space vapor barrier. The crawl space is about 4 feet wide by the width of the house - 30 feet. The house is on a lagoon just above water level. It is one of the closest streets to Bay Ave, and neighbors who have been there for dozens of years claim the street has never flooded. However, when we purchased, the home was only 4 years old, but the hardwood had buckled and a steel beam put under the house post-facto. The assumption was the buckling came from the granite being too heavy. The smell of the house indicates to me that it could have easily been from vapor deterioration. We stripped all floors, repainted every square inch of the house, and replaced all carpeting. Smell disappeared, but we have noticed a part of the kitchen floor starting to "bow" again. Additionally, heat bills were very high (estimate was based on year round owners, but still it was really high for not being occupied.) I believe the crawl space vapor seal will fix most of these potential recurring problems. Please call so we can arrange an inspection and estimate. (Building inspection and every workman who has had to go under has always found space dry. Last Thursday an alarm guy was under and he claimed it was still dry, so that is a plus.)
